How to Prepare for Your Inspection

A little preparation goes a long way toward a smooth, efficient home inspection. Whether you’re the homeowner getting ready for an inspector’s visit or a buyer preparing to attend one, these simple steps help ensure nothing gets overlooked on inspection day.

Clear the Way

Make sure key areas are easy to reach before your inspector arrives. Unlock access panels, clear storage away from the water heater and electrical panel, and move furniture or belongings blocking windows, closets, and the attic hatch. The more accessible the home, the more thorough — and efficient — your inspection can be.

Keep the Utilities On

Your inspector needs power, water, and gas running to properly test appliances, plumbing fixtures, and HVAC systems. If utilities have been shut off between showings, make arrangements to have them reconnected before your scheduled appointment so nothing gets skipped or marked as "unable to test."

Plan to Be There

While it's not required, attending your inspection (or at least the final walkthrough) gives you the chance to see issues firsthand and ask questions in real time. It's the easiest way to fully understand your report and prioritize any next steps with confidence.
